Cement grout is porous, so the stain is inside the joint, not on it. Epoxy joints do not absorb — and no tiles come off to fit them.

Termites are attracted to the moisture. Both need dealing with.

The source is almost never on the face you can see.
When it is ambiguous, start with an inspection — it is the only one of the three whose job is finding out. Send a photo and we will tell you which it is.

Most firms do one half. Inspectors hand over a report and leave; contractors apply a coat without finding the cause. Doing both is why a repair holds.

Thermal and moisture instruments locate the actual entry point, not the place the damage shows. Guessing is what makes a repair fail twice.

Our own crew does the work, with branded materials from Dr Fixit, Fosroc, Sika and MYK Laticrete — not a subcontractor we cannot vouch for.

The company
Where we actually are.
Ultra Max has worked out of Rajajinagar in west Bengaluru since 2019, on waterproofing first and then on everything a building needs to keep water, wear and pests out of it.
It is a small crew and it is deliberately one city. Every job is run by people on our own payroll, which is the part that decides whether a repair is done properly when nobody is watching.
