What is PropChk, exactly?
It is our inspection service and the instruments that do it — thermal camera, moisture meter, wall scanner, crack tools, laser measure. It answers one question: where is the water actually getting in, and how bad is it? You get that written down, with the solution named.
There's a damp patch on my ceiling. Is that the roof?
Usually, but almost never directly above the patch — water travels along the underside of a slab before it comes through. It can also be a pipe in the wall, or a bathroom above that was never tanked. That is exactly what the inspection settles, before anyone quotes you.
Do I have to take the waterproofing from you as well?
No. The report is yours and it names the solution, whoever does the work. Most people have us do it because we already know the building — but you are not buying one by buying the other.
Is the inspection destructive? Will you break my walls?
The scanning is non-destructive — thermal, moisture and wall scanning all read through the surface. Opening a wall only happens to confirm a located source, with your say-so first, and only where the instruments have already pointed.
Which materials do you use for the waterproofing?
Our own Ultra Max material alongside established systems — Dr Fixit, Fosroc, Sika, Pidilite, MYK and Asian. Which one goes on depends on the surface and where the water is coming from, and it is named before work starts.
How long before I know it worked?
We pond the finished surface and test it with water before handing it back, rather than waiting for the monsoon to test it for you. If it holds under ponding, it holds under rain.
What does it cost?
The inspection is priced on the property; the waterproofing is priced on area, condition and the system the job needs — which is why it is quoted after the inspection, not over the phone. One clear price before any work starts, and the price you get is the price you pay.
